He can accept a short sale, where he takes less than what you owe on your mortgage, as full satisfaction of the debt. He takes less of a loss now than if he continues with the foreclosure process, especially in our state, where the redemption period is 6 months.
This is the service we offer. We have investors who purchase homes by negotiating a short sale with the lenders. We get your lender to give you a written document of full satisfaction of your debt so that they do not come after you for the rest of the money owed. They do not file a deficiency judgment against you and a foreclosure does not show up on your credit report.
We make the foreclosure process as painless as possible for you and your credit report. We will help you find another home that you can rent, rent to own, lease option or purchase on a land contract. Meanwhile, we will refer you to someone who can help you restore your credit so you can refinance your new home with a fixed rate mortgage. You maintain your dignity and you own a home at the price of today’s fair market value.
